“The need to prevent unnecessary home evictions couldn’t be more pressing right now, given how many family breadwinners have lost jobs during the COVID-19 pandemic.

“Colorado law stacks the deck against renters, allowing bad actor landlords to take advantage of tenants. Families are often charged unreasonable late fees, face eviction proceedings after just 10 days late and must come up with upfront court fees to hold landlords accountable for dangerous conditions like wall mold and broken water pipes. This is a problem all over Colorado, and especially in communities of color. We need solutions that create transparency and provide consistency for all renters and landlords.

“All families should have affordable, stable homes – regardless of their zip code. We commend sponsors Sens. Julie Gonzales and Dominick Moreno and Reps. Serena Gonzales-Gutierrez and Yadira Caraveo for introducing this bill that will establish guardrails for bad actor landlords and increased fairness in the courts.”
